Additional Inspection Services
By the time you’ve listed your home for sale, we want you to have full confidence that prospective buyers aren’t going to back out due to surprise issues in the property’s construction. We’ll help you get there by thoroughly inspecting the home ahead of time, identifying existing deficiencies so that you have the opportunity to remedy them before a Buyer’s Inspection has taken place.
New Construction Inspection
This inspection service for new home construction must be performed prior to the builder’s final walkthrough of the property. We’ll carefully investigate every component that can be safely accessed, looking for improper installation of materials, unsuitable material choice, and general areas of defective construction. You can take our findings back to the prospective seller so that they can work on resolving the issues while the builders are still available.
New Construction Phase Inspections
Every phase of new home construction is an opportunity for oversights and mistakes to occur, no matter how seasoned and reputable the builders may be. We can help mitigate the fallout from existing issues by inspecting the home at each critical phase of construction—from the foundation pour to the tacking on of the final trim. By identifying deficiencies at each phase, they can be more easily and quickly addressed by the builders, and you’ll have greater confidence in the quality of your future home.
11th Month Warranty Inspection
Have you recently purchased a newly constructed home? If so, you’re likely to find that you are financially protected for certain repairs under the builder’s 1-year warranty agreement. We’ll inspect the home within this first year, diagnosing defective systems and structural components so that you can consult the warranty agreement to determine if you’re exempt from full financial liability.
Home Maintenance Inspection
Home maintenance needs to be performed regularly by the homeowner—in fact, it’s a task that should always be in the back of your mind. To help you understand your home’s existing needs, we’ll perform this inspection service annually. We’ll investigate the home’s structure and mechanical systems for signs of wear and tear that necessitate improvement—ranging from simple tasks such as filter changes, to bigger jobs like updating plumbing or repairing the roof. A full report of our findings featuring specific maintenance tips will be provided.
Did the seller of your prospective home agree to address your repair and project requests before a real estate transaction proceeds? When you get the call that the repairs and improvements are complete, relay that message to us as soon as possible so that we can schedule a re-inspection. For a re-inspection, we’ll be returning to property to primarily inspect the components that have been fixed—ensuring that the property is in good enough condition for you to be comfortable with moving forward.
Infrared Thermography Inspection
This inspection service is a comprehensive thermal imaging evaluation of your prospective home. Using a high-tech thermal imaging camera, we’ll look at a multitude of home components in the infrared light spectrum. This will reveal to us disparities in temperature that are indicative of hidden issues such as moisture intrusion, electrical hotspots, and defective insulation.
Using a line-fed camera that is specifically designed for insertion into a sewer system, we can conduct this inspection service to ensure that your future home’s sewer system isn’t clogged or damaged—two issues that can be costly to fix and pose major environmental hazards. It’s highly recommended that you schedule this inspection service before finalizing the purchase of a home so that you don’t get stuck with hefty expenses for repairs and possible environmental cleanup.
Foundation Elevation Survey
A sinking foundation can be enormously detrimental to the overall health of a home, leading to safety issues related to structural integrity and the potential failure of numerous other structural components. We have the appropriate tools and knowledge to survey the elevation and condition of the home’s foundation, providing a full report of our findings so that you are fully aware of how severe an existing issue may be.
Remodeling Phase Inspections
Over the course of a home remodeling project, we are available to perform a series of inspections throughout the process to help prevent oversights, to ensure adherence to building provisions, and to evaluate the quality of the work being done. We can come to the property as many times as you’d like, from the initial remodel planning to the final touch-ups.
Before you start stressing over what is needed for a home remodeling project, we can perform this inspection service to help you come up with a viable plan of attack. We’ll evaluate the readily accessible areas of the structure that are going to be modified, helping you pinpoint exactly what type of improvements need to occur, what materials will be needed, and what kind of investment you’ll be looking at in terms of money and in time.
If a home has sustained damage due to severe storms or flooding, then major rehabilitation may be in order. While this work is ongoing, we can inspect the property to assess the progress that is being made and to offer guidance on what additional steps may need to be taken.
Commercial Property Inspection
This inspection service is ideal for light commercial properties, including small businesses, strip malls, and offices. Before an investment is finalized, we’ll inspect the property inside and out, learning where and why deficiencies are occurring so that you can prepare accordingly.
A $25 discount is available for active-duty military, veterans, first-time home-buyers, repeat business, and more.
